Common questions

Everything you need to know.

The questions buyers, sellers, and agents ask most often before they book.

How much does a sewer scope inspection cost?

Our standalone sewer scope inspection starts at $225. Most pre-purchase customers choose our Buyer Protection Package at $250, which includes the scope plus a clean digital report. Pricing is flat and transparent — no hidden fees, no upsells. Standard pricing includes access from a single readily accessible cleanout; additional access conditions are discussed before service.

How long does a sewer scope take?

Most inspections take 30 to 60 minutes on site. You'll typically receive your digital report with video and photos the same day or the following business day.

Do I need to be home for the inspection?

No. For real estate transactions, we commonly work with a lockbox or with your agent present. We send the report directly to you, your agent, and anyone else you designate.

What happens if you find a problem?

We document it with video, still images, and a plain-English write-up. Because we don't perform repairs, our findings are unbiased — take the report to any plumber you trust. We're happy to refer you to reputable local plumbers if you'd like.

Do you work with real estate agents?

Yes — a large portion of our work is inspection-contingent real estate deals. We schedule quickly, show up on time, and turn reports around fast. Agents appreciate that our findings aren't driven by a repair upsell.

What's the difference between MISS DIG and line locating?

MISS DIG (811) is free and important, but it only marks public utilities up to the meter or property line. Once the line enters your property, it becomes your responsibility. Our line locating service identifies the path and depth of private lines — and when paired with a sewer scope, pinpoints where issues actually exist.

Why is fog testing more expensive than the other services?

Fog testing is more equipment-intensive, often requires roof access, and is typically performed for chronic, hard-to-trace problems that other diagnostics can't solve. All roof work is evaluated on-site and only performed when conditions are safe.

Do you do pre-listing inspections for sellers?

Yes — and we recommend them. A pre-listing sewer scope eliminates surprise re-negotiations and gives sellers documentation to defend their asking price. Visit our For Sellers page for full details.

What's included in the report?

HD video of the inspection, annotated still images of any findings, a plain-English summary of conditions, and clear next-step recommendations. Delivered digitally — share it with anyone.

Do you charge travel fees?

No — flat pricing within our primary service area (Macomb and Oakland counties). For inspections at the very edge of our service area, we'll confirm any travel adjustment when you book.
