Get ahead of inspections, avoid renegotiations, and sell with confidence.
The sewer scope is often where deals die in Metro Detroit. A buyer's inspector finds an issue you didn't know existed. Suddenly you're negotiating against a $15,000 repair quote you can't verify. You lose leverage, time, and sometimes the deal entirely.
You can't defend what you didn't know was there.
Buyer-side quotes routinely come back well above what the repair actually requires.
Every contingency reopen adds days — or kills the deal entirely.
A scary report with no context is the fastest way to lose a buyer.
These are the findings that derail deals. Document them on your terms, not theirs.
Common in any home older than 20 years with mature trees. Roots enter through joint gaps and compound quickly.
Typical in homes built before 1970. Vitrified clay was the standard for decades and is now well past its service life.
Heavily used in 1940s–70s Michigan homes. Bitumen-impregnated paper pipe that delaminates and collapses with age.
Common in homes built between the 1950s–1980s. Cast iron pipes corrode from the inside out, leading to scaling, restricted flow, and eventual failure.
More common in newer homes. While durable, these systems can still develop bellies, improper slope, joint separation, or installation defects that lead to backups over time.
Occurs when sections of pipe shift over time due to settling or poor installation. Even newer systems can develop offsets that catch debris and cause recurring backups.
Many homes have a combination of clay, cast iron, and newer materials. Transitions between pipe types are common failure points and often require targeted repair.
Even if no major failure is present today, older sewer systems may be near the end of their service life, creating risk for future buyers and negotiations.
